Unless you can reach a settlement with your landlord, you're bound to the lease. You signed a legal contract and must abide by it. However, in most cases people want the best outcome. Explain the situation to your landlord and perhaps you can help him/her defray the cost of advertizing the place and finding a new tenant. You may still owe some money, but it's better than having the landlord sue you in court, which he/she would have the right to do.
